1. Identification

One of the hardest parts is finding properties that perform exceptionally well.

 

We have a steady "deal flow" which helps identify lucrative opportunities within the market. We focus on single family homes, multi-family, apartment buildings and office space.

2. Analysis

One of our biggest assets is creativity

We will determine the highest and best use for the property and come up with a plan to bring that vision to reality. 

3. Aquisition

We simplify the complex purchase process with our systematized approach in the following areas:

  • Getting the property under contract

  • Providing due diligence

  • Arranging partnerships

  • Financing

  • Creating operating agreements

  • Setting up the legal structure

4.Renovation

It's at this stage that we add value to the property and execute the plan. Whether it's simply renovating kitchens and bathrooms or managing a more complex project involving the addition of units or rezoning with adaptive re-use. 

5. Rent

Working with the right property management company is one of the most overlooked and crucial parts of the process.

We find, vet and place the right property management companies. It's here that we find the right tenants and address the majority of operating inefficiencies. 

6. Stabalization

After all the hard work to renovate, market and rent the property, there is generally a short period where the kinks need to be worked out. We take this time to develop the systems and ensure that the property is running profitably for the long term.

7. Payday

The benefits from your real estate investment will come from 3 sources. 

  1. Monthly or Quarterly Cashflow Distributions

  2. Increased Equity through Mortgage Paydown

  3. Property Appreciation
